Cancellation 30 or more days before check-in: 100% refund of amounts paid.

Cancellation between 15 and 29 days before check-in: 50% refund.

Cancellation less than 15 days before check-in: no refund.

All refunds are processed to the original payment method within 10 business days of the cancellation confirmation.

No-shows and early departures are treated as cancellations with no refund and no partial reimbursement of unused nights.

Date changes are treated as a cancellation and rebooking, and are subject to availability and the same policy tiers.

A refundable security deposit of €400 is required for every booking, collected before or at check-in.

The deposit is refunded in full within 5 business days after checkout, provided the studio is left in good condition with no damage, no missing items, no excessive cleaning required, and no violation of the house rules.

Any deductions will be itemized and communicated to the guest in writing with supporting evidence before the refund is processed.

Maximum occupancy: 4 guests. The number of guests may not exceed the number declared at booking. Unauthorized additional guests are grounds for immediate termination of the stay without refund.

No parties or events of any kind.

No smoking anywhere inside the studio. Violation incurs a deep-cleaning charge deducted from the deposit.

No pets unless approved in writing before booking.

Quiet hours: 10:00 PM – 8:00 AM, in keeping with the residential character of the Kensington residence.

The primary guest must be at least 18 years old and present for the duration of the stay, and must present valid government-issued ID at check-in.

Pool use is at guests' own risk and subject to the residence's posted rules. Children must be supervised at all times.

Check-in from 4:00 PM. Check-out by 10:00 AM. Late check-out without prior written approval incurs a charge of one additional night, deductible from the deposit.

Guests are responsible for the studio, its contents, and their conduct within the residence for the duration of the stay. Damage, loss, or theft attributable to guests will be charged at replacement or repair cost; amounts exceeding the deposit remain payable by the guest.

The owner is not liable for loss or theft of guests' personal belongings, or for injury occurring on the premises except where liability cannot be excluded under applicable law.

The owner is not liable for temporary interruptions of utilities, Wi-Fi, or residence amenities (including the pool) caused by circumstances outside the owner's control.

Guests are strongly encouraged to hold personal travel and liability insurance covering the duration of their stay to cover any additional liabilities.

A booking is confirmed only upon the owner's written confirmation and receipt of payment. The 3-night minimum stay applies to all bookings.

Rates are in euros and include the listed amenities. Tourist tax (taxe de séjour), where applicable, is payable in addition per local regulations and will be stated at booking.

If the stay is rendered impossible by events beyond either party's reasonable control (natural disaster, government order, etc.), the owner will offer a date change or credit; refunds in such cases are handled per applicable French law.

Guest personal data is collected solely to manage the booking and legal obligations, and is processed in accordance with the GDPR. It is never sold or shared with third parties except as required to fulfill the booking or by law.

These terms are governed by French law. Any dispute will be subject to the competent courts of the property's jurisdiction (Var, France).
